If you are a developer, or submitting a planning application in the Elmbridge or wider Surrey area, you will be required by the local planning authority to produce a Bat Survey or Protected Species Survey of some description. The Surrey Wildlife Trust and Surrey Bat Group are very active and are consulted frequently by Surrey’s various planning authorities, where they believe European protected species might be at risk from your proposed development. The objective of an ecological survey (often called a Protected Species Survey, Phase 1 Habitat Survey, or Ecological Assessment) is to identify and index ecological features and receptors at your site, and make reference to the potential for species and habitats afforded legal protection by the Wildlife and Countryside Act 1981, to be impacted upon. The resulting interpretive report may consider further survey work necessary, though obviously, any recommendations are dependent on the unique nature of your site and its locality. Similarly, a Bat Survey looks for evidence of bats and bat habitat at your site.
